Home Renovation Math: Every Calculation You Need

A comprehensive guide to all the math behind a home renovation project, from square footage and materials to budgeting and contractor estimates.

A home renovation is one of the biggest financial undertakings most people face outside of buying the home itself. Whether you are gutting a kitchen, finishing a basement, or adding a deck, accurate math is the difference between staying on budget and watching costs spiral. This guide walks through every calculation you will encounter during a renovation project, room by room, trade by trade.

1. Measuring Your Space

Every renovation begins with accurate measurements. Get these wrong and every downstream calculation is off. Use our square footage calculator for fast, precise area calculations.

Rectangular Rooms

Multiply length by width. A room that is 14 feet by 12 feet is 168 square feet. Always measure at the longest and widest points and note alcoves, closets, or bump-outs separately.

Irregular Shapes

Break the space into rectangles and triangles. An L-shaped room can be divided into two rectangles. For triangles, use the formula: area = (base x height) / 2. Add all sections together for the total.

Wall Area

For each wall, multiply width by ceiling height. A 14-foot wall with 8-foot ceilings is 112 square feet. Subtract window and door openings: a standard interior door is about 21 sq ft (3 ft x 7 ft), and a typical window is about 12 sq ft (3 ft x 4 ft).

Example: A 14 x 12 room with 8-ft ceilings, one door, and two windows:
Total wall area = 2(14 x 8) + 2(12 x 8) = 224 + 192 = 416 sq ft
Subtract openings = 416 - 21 - 12 - 12 = 371 sq ft of paintable wall

Hardwood & Laminate

Measure the room area, then add a waste factor. The industry standard is 10% for straight-lay installations and 15% for diagonal installations.

Example: A 200 sq ft room with straight-lay hardwood: 200 x 1.10 = 220 sq ft to order. If each box covers 20 sq ft, you need 11 boxes.

Tile

Tile waste is higher because of cuts at edges and corners. Plan for 10-15% waste. For a 120 sq ft bathroom floor using 12x12 tiles (1 sq ft each): 120 x 1.15 = 138 tiles. Do not forget to account for grout joints if using smaller tiles, as they slightly reduce tile coverage per square foot.

Carpet

Carpet comes in 12-foot-wide rolls. Calculate the number of strips needed to cover the width, multiply by room length, then add 3-6 inches per strip for seaming overlap. A 14 x 12 room needs two strips of 12-foot carpet at 14 feet long = 2 x 14 x 12 ft = 336 sq ft (28 sq yd at $4-$8/sq yd).

3. Walls: Paint, Drywall & Insulation

Paint

Example: 371 sq ft of wall area with 2 coats = 742 sq ft of coverage needed. At 350 sq ft/gal, that is 742 / 350 = 2.12 gallons. Round up to 3 gallons (you always want a little extra for touch-ups).

Drywall

Example: A room with 416 sq ft of wall area: 416 / 32 = 13 sheets. Add 10% for waste = 15 sheets. You will also need roughly 5 lbs of drywall screws per 500 sq ft and about 1 roll of joint tape per 400 sq ft.

Insulation

Our insulation calculator handles the math. Batt insulation for 2x4 walls (R-13) comes in rolls covering about 40 sq ft. For 416 sq ft of exterior wall: 416 / 40 = 11 rolls.

4. Concrete & Exterior Work

Concrete is ordered in cubic yards. Use the formula: cubic yards = (length ft x width ft x depth in) / (12 x 27). Our concrete calculator handles the conversion automatically.

Example -- Patio slab: 16 ft x 12 ft x 4 inches deep
Volume = (16 x 12 x 4) / (12 x 27) = 768 / 324 = 2.37 cubic yards. Order 2.5 cubic yards to account for minor overages. At roughly $150 per cubic yard delivered, that is about $375 in concrete.

For gravel sub-base (typically 4 inches under a slab), use the gravel calculator. The same 16 x 12 patio at 4 inches of gravel needs another 2.37 cubic yards of crushed stone, which weighs about 1.4 tons per cubic yard = 3.3 tons.

5. Lumber & Framing

Lumber is priced by board foot or by linear foot depending on the supplier. Use the lumber calculator to convert between units.

Board foot formula: board feet = (thickness in x width in x length ft) / 12

Example -- Deck framing: You need 20 joists of 2x8 lumber at 12 feet each.
Board feet per piece = (2 x 8 x 12) / 12 = 16 board feet
Total = 20 x 16 = 320 board feet. At $0.80/board foot, that is $256 in joists.

Stud Spacing

Standard framing uses 16 inches on-center stud spacing. For a wall, calculate: (wall length in inches / 16) + 1 = number of studs. A 14-foot wall = 168 inches / 16 + 1 = 11.5, round to 12 studs. Add two more for the corners, top plate, and bottom plate.

6. Roofing Math
